Whether a mortgage is available to you — and how much you can borrow — depends on factors including your income, existing debts, credit history, deposit, the property itself, and the lender's own lending criteria. Lending criteria vary between lenders and can change at any time.
We will assess affordability using the information you provide and, where relevant, lender affordability calculators. This is an assessment, not a guarantee of acceptance — all mortgage applications remain subject to the lender's own underwriting and final approval.
We charge a broker fee for arranging your mortgage. The amount depends on the type and complexity of mortgage required — for example, a straightforward remortgage typically involves a different level of work to a complex buy-to-let or adverse credit case. We will always discuss and agree the exact fee that applies to you, and when it is payable, in writing before any advice is given or you incur any cost. In addition to any fee you pay us, most lenders pay us commission — we'll tell you the amount if you ask.
There may be other costs associated with taking out a mortgage, such as valuation fees, legal fees and lender arrangement fees. We'll explain which of these apply to your recommended product.
